<p><strong>Big Bear Lake EAST (Eagle Point)</strong><br />
In this area of town you are 5 minutes from everything, ski slopes, lake and village.  Lake front estates can be found in this area, along with beautiful mountain homes and cabins.  Average home prices currently vary from $250,000 to over $3 million on the lake.</p>
<p><strong>Big Bear Lake CENTRAL</strong><br />
In the heart of community activity sits the Big Bear Central area.  Big Bear Lake Village is loaded with most of Big Bear´s dining and shopping boutiques and bistros. Holloway Marina, Big Bear Marina, Metcalf Bay, Gibraltar Point and many other points of interest are also located in this region.  Homes and Property in this currently area range from $150,000 to $400,000.</p>
<p><strong>Big Bear Lake WEST (Boulder Bay)</strong><br />
Boulder Bay lies on the southwestern end of Big Bear Lake. Famous for &#8220;China Island&#8221; which is the middle of Big Bear Lake, and is very picturesque. Beautiful Lake Front homes, Papoose Bay and more make this area a classic Big Bear location. Vintage government land-lease cabins can sometimes be found for purchase in this region. Big Bear City is a located in the heart of the Big Bear Lake Valley. Local antique shops and art galleries dot the highway, as you drive down the local Hwy 38. The Big Bear Airport is located in Big Bear City. Easy access to all Big Bear communities and resorts can be found from this location. Some live/work properties can sometimes also be found for sales in this area. Homes &amp; property is this area range from $150,000 to $2 million.</p>
<p><strong>Fawnskin</strong><br />
Quiet and peaceful, located on the northwest side of Big Bear Lake. The annual return of the golden and American Bald Eagle is celebrated from October to March be sure to bring your binoculars for the annual eagle count.  Fawnskin is considered the &#8220;quite side&#8221; of the lake.  Homes currently range from $160,000 to $400,000.  Most have views of Big Bear Lake. Fawnskin is an extremely charming community.</p>
<p><strong>Sugarloaf</strong><br />
Sugarloaf has quaint homes near the San Bernardino Mountains outside the San Gorgonio Wilderness. Inspiring vistas unfold from Sugarloaf Mountain, and the summit is crowned with lodge pole and limber pine. The homes in Sugarloaf are very affordable and offer a variety of homes in the mid $200,000 range.  Some homes are steps from the national forest.</p>
<p><strong>Moonridge</strong><br />
Moonridge is at the base of Bear Mountain and adjacent to Snow Summit. In this area you are also near the Big Bear Golf Course, Moonridge Animal Park, Moonridge Zoo, Living Forest Wildlife Center. Homes in this area currently range from $200,000 to $600,000.</p>
<p><strong>Baldwin Lake</strong><br />
Baldwin Lake, the original natural lake of the Big Bear area, is located on the northernmost end of Big Bear Valley just 7 miles from the popular Big Bear Lake ski and resort attractions. Baldwin Lake attracts equestrian minded folks who enjoy a ranch lifestyle.  Most properties in Baldwin Lake have potable utilities, i.e.; water wells, propane and holding tanks, a very rural and serene area. Most properties have large lots. Lots and homes currently for sale in this area are currently listed between $5,000 to $840,000.</p>
<p><strong>Fox Farm</strong><br />
The prestigious Fox Farm neighborhood is located within walking distance of Big Bear Lake. Fox Farm consists of 5 areas; General Fox Farm, Castle Glenn Estates, Pinewood Estates, Alpine Woods Estates &amp; Eagle Mountain Estates. Homes average $500,000 throughout the Fox Farm area. This area is considered an exclusive area for full-time or part-time living.</p>
<p><strong>Lake Williams</strong><br />
Lake Williams is approximately 15 miles outside the Big Bear Valley. Located close to the national forest, yet 15 minutes from Big Bear Village. There are only 50 homes in Lake Williams. Lots and homes currently for sale in this area are currently listed between $18,000 to $800,000.</p>
<p><strong>Erwin Lake</strong><br />
Erwin Lake is a bit farther out, maybe 15 minutes from Big Bear Village. It offers a variety of cabins and homes, some full-time living also. There are horse properties and acreage sometimes available in this area. Current listings in this area start at $40,000 for a lot up to $480,000 for a home. 150,000 to 500,000.</p>
<p><strong>Whispering Forest</strong><br />
Whispering Forest is a small community located on the north side of Big Bear Lake, considered the quieter side of the lake, yet Whispering Forest is very centrally located. Homes in this area currently average $400,000.</p>
